Unite Group poised to support universities amid rising demand
29 January 2026
New UCAS data and the UK Government’s refreshed International Education Strategy signal a stable and growing pipeline of students choosing to study in the UK. This reinforces the strength of Unite Group’s recently expanded, sector‑leading accommodation portfolio.
UCAS’ January data shows that 338,940 UK 18‑year‑olds have applied for university – a record high and 4.8% more than in 2025. This increase marks a return to pre‑pandemic participation levels. The report highlights strong momentum for higher‑tariff universities – where Unite Group’s portfolio is most concentrated – with nearly half (49.9%) of all applications applying to higher‑tariff providers, a 2.1% year‑on‑year rise.
Overall applicant numbers reached 619,360, including 124,830 international applicants, up 5.1% year on year. Demand for higher education remains robust and the global appeal of UK higher education continues to strengthen.
The Government has also reaffirmed its support for international students. The graduate route will remain and the UK’s education export ambition has been increased to £40bn by 2030. With most export value generated by students studying in the UK, long‑term conditions for PBSA remain highly favourable.
Unite Students is well positioned to meet this demand. As the UK’s largest PBSA provider, we house around 64,000 students each year across 22 leading university cities. Our offer extends far beyond a room. We are the only PBSA provider with 24/7 onsite support, dedicated wellbeing services, a support‑to‑stay programme and inclusive communities led by trained Resident Ambassadors. It’s why more than 60 UK universities continue to choose us as their trusted accommodation partner.
Our offer has been further strengthened by the acquisition of Empiric Student Property (Hello Student), completed this week. The transaction adds 7,700 beds across 68 buildings in 22 cities, enhancing our national reach. The Hello Student brand brings a strong studio‑led portfolio for returners, postgraduates and international students, complementing Unite Students’ first‑year‑focused accommodation and ensuring we can support students at every stage of their journey.
With stable domestic demand, supportive international policy and an expanded national portfolio, Unite Group is uniquely placed to support universities and provide students with the high-quality, affordable and supportive homes they need to thrive.
