On-campus developments
We work closely with universities to create high‑quality accommodation located directly on campus, helping institutions expand capacity and offer students an exceptional residential experience.
Newcastle University Joint Venture
We’ve entered a long‑term joint venture with Newcastle University to deliver 2,000 new beds.
The project will replace the university’s existing Castle Leazes building, with phased delivery planned for 2028 and 2029.
This development strengthens our partnership and demonstrates our commitment to supporting the UK’s strongest universities.

Manchester Metropolitan University Joint Venture
We’ve entered a joint venture with Manchester Met to deliver 2,300 new on‑campus beds through the redevelopment of Cambridge Halls, replacing the outdated 1990s buildings which offered 770 beds.
Phased delivery is planned for 2029 and 2030. The redevelopment will introduce modern, high‑quality accommodation alongside enhanced amenities.

Off-campus developments
Our off‑campus projects focus on providing high‑quality living environments in prime city locations, often as part of wider regeneration efforts.
Hawthorne House, Stratford, London
Opening for the 2026/27 academic year, the 719‑bed Hawthorne House development is located in the heart of Stratford, London.
Delivered as a flagship next‑generation building, it features larger bedrooms, smaller cluster sizes and more spacious bathrooms, alongside an integrated sixth form academy.
A significant number of beds have been secured by University of the Arts London, through a nomination agreement.

Central Quay, Glasgow
Due to complete for the 2027/28 academic year, the 934‑bed Central Quay development will provide high‑quality student accommodation close to the University of Glasgow.
The scheme will deliver a mix of en‑suite rooms and studios, alongside extensive internal amenities and new community spaces, helping to support the city’s growing student population while easing pressure on local housing supply.
Its prominent riverside location will also regenerate a previously underused site, contributing to wider local regeneration.
